A landmark Burnley pub could be turned into an Italian restaurant and housing development.
The former Bull and Butcher, in Manchester Road, was most recently an Indian restaurant, the Ashoka, but the building has been empty since that business closed more than three years ago.
Now plans for a Tiggis restaurant and 10 three and four-bedroomed houses with parking have been submitted to Burnley Borough Council by Lugano Developments.

A HISTORIC Burnley pub has been gutted in a suspected early-morning arson attack.
Manchester Road was closed in both directions as firefighters battled the blaze at the former Bull and Butcher pub.
The fire service were called to the scene at around 2am this morning.
Five fire engines attended - two from Burnley, one from Blackburn and one from Accrington.
At one point, up to 30 firefighters were tackling the blaze.
Manchester Road is due to be closed for several hours this morning whilst workmen demolish part of the front of the pub which has been deemed structurally unsafe.
Firefighters also expect to be at the scene for most of the day damping down the blaze.
The X43 bus service was being diverting from Summit, via the M65, to Rawtenstall.
