Colorado native and business owner Bruce Longwell in his Durango, CO home on July 17, 2012. Mr. Longwell financed the single-family house with a U.S. Department of Agriculture (USDA) Rural Development (RD) Housing Assistance loan. This provided lower monthly payments than his prior rental home. Homeownership provides potential gains through home equity. Durango is in a historic mining area; now a destination location featuring the Durango and Silverton Narrow Gauge Railroad depot station and other economic providers. Natural resources surround the area. It is home for more than 17,000 people. USDA multimedia by Lance Cheung.

00:00 This is Durango West subdivision.

00:03 It’s just west of Durango, Colorado.

00:05 Beautiful subdivision up in the hills.

00:08 I’m a native of Colorado.

00:10 And, I own a tropical fish store in town.

00:13 It’s a beautiful little home. It’s three bedrooms, one and three-quarter bath.

00:17 It’s very well built, structurally.

00:21 It’s got good gas, hot water, base board.

00:26 And, I know the previous home I lived in, was actually the sister home to this one.

00:28 And, they were build specifically to meet the needs of, perhaps low income and middle income loans and stuff.

00:35 They are quality built, the trim and doors, and stuff; they didn’t buy anything extravagant there, but those are things I can replace as I can afford to.

00:43 Everything will get painted, even the garage.

00:45 [Producer] Do you have any help with this?

00:47 My son Zeke, my 19-year old is spending the rest of the summer with me, then he is going off to the Army in November.

00:51 I’ve got good credit; I have no cash,

00:54 And, I was content to be in that rental situation for the time being, but it is expensive to live in Durango.

01:01 …the opportunity to get in my own place and actually save some money…

01:05 …on a mortgage; which this place does save me some money.

01:09 And to be working for myself, on my own home is just…

01:12 …it’s absolutely perfect. It’s a dream come true. I thanks god for it every day.

01:16 Just everything; just went smooth as silk.

01:18 And, everybody along the way has been very helpful.

01:20 I would not have expected to get into this home, if I didn’t have good credit,

01:24 and if I couldn’t legitimately qualify for it.

01:28 And, I think; I think that is important.
