An interior view of the Hotel Eaton in Wichita, KS c. 1900. Interior woodwork / carpentry and all doors and windows in this photo was completed by W.H. Sternberg (1832 - 1906). This structure was erected (in part by W.H. Sternberg) for John B. Carey an Irish immigrant and one-time Mayor of Wichita. It opened on January 1, 1887 towards the end of an extraordinary economic boom period in Kansas. Fortunes were made and fortunes were lost and Sternberg participated in both. He (Sternberg) built and lived in a large and wonderfully ornate Victorian model showhome (built in 1886 for $25,000). By comparision this Carey Hotel (aka "Carey House") cost $100,000 in 1887. Sternberg was only here at his wonderful mansion for 3 years when the bust caught up with him and he finally sold out to a friend and moved to lesser quarters. Sternberg was the single biggest contractor in Wichita for about 30 years (1875 - 1906) when Wichita was one of the fastest (if not the fastest - by some accounts) growing cities in the entire country, fueled mainly by real estate speculation. Buildings were going up at a frantic pace! In 1886-1887 with a population of only about 20,000 people, Wichita had almost 3,000 new buildings completed in 12-month period! That's about one newly completed structure for every 6 persons! Interestingly the original gas/electric parlor chandeliers in Sternberg Mansion were very similar to the ones seen here, a sort of 4-up & 4-down square design. Unfortunately those gas/electric chandeliers in Sternberg Mansion were stolen by vandals in 1975 and never recovered, although photos of them exist and will be posted to this photostream. Both the Hotel Eaton (this photo) and Sternberg Mansion are still standing today and both are listed on the National Register of Historic Places. As of March, 2010, Sternberg Mansion was selected as a "Most Endangered Historic Property" in the State of Kansas by the Kansas Preservation Alliance.

 

This was the hotel (but this is not the bar area of the hotel) where Carrie Nation entered in 1900 on her temperance campaign singing hymns, while smashing liquor bottles with her hatchet and thowing billard balls at the suggestive "Cleopatra at the Bath" painting on the wall.

 

Carrie Nation wasn't a small woman as photos of her tend to indicate. She was a large woman (about 6' high), well-built, sturdy and strong willed at that! Although her family background was somewhat unusual, she had good reasons to believe that alcohol was at the root of many social problems. Her first marriage ended two years after it began, mainly because her husband (a doctor) was a severe alcoholic and he died less than a year after the divorce. One of Kansas's more colorful people, Carrie Nation was arrested over 30 times for "hatchetations" (as she called them). Either by herself or with other hymn-singing women she would march into a bar - singing and praying all the while smashing bar fixtures and liquor bottles with a hatchet. Since she was repeatedly jailed for her offenses, Mrs. Nation paid her jail fines from lecture-tour fees and sales of souvenir hatchets. Today, her birth home in Medicine Lodge, Kansas is a National Historic Landmark.

 

I am always impressed with these ornate tile floors which are perfectly aligned and symmetrical from one end of the room to the other!

 

I had the opportunity to stay here at this hotel when it was still really a hotel. It was nothing like hotels today. Although it had been physically beaten down from years of neglect and abuse (I think hotel rooms were about $19.00/night then), it exuded a strong aura of old-time quality and luxury. Wood trim was thick and heavy and luxuriously milled. Window shutters were heavy real wood hand-crafted shutters where individual pieces of wood were larger and heavier than any shutters today. The main staircase with it's gas newel posts and cracked but elegantly patterned tile floors told of a day when ladies and gentlemen dined in the first class white linen dining room with fans slowly turning overhead. The walls had absorbed all the smells for over 100 years and there was a slight hint of ladies perfume, fine liquors and cigars. Bathrooms were not in each room however (maybe there were a few rooms with their own but certainly not most rooms). Bathrooms were located at the end of each hallway - they were communal. So there were four bathrooms on each floor. I can just imagine a waiting line in the hallway to use the bathroom in the morning. The bathrooms were certainly upscale with thick marble lavatories, large and ornate oversized iron tubs, fancy solid cast brass fixtures. Yet for the day, multiple bathrooms on each floor were a big improvement and having one no further than the nearest corner . . . wow! Bathrooms were really for bathing and toileting (at this hotel) since all the rooms in the Carey Hotel had hot and cold running water from the time it was built. Not sure each room had drains, though. Probably rooms had waste water bins or crocks that were emptied daily by housekeeping staff.

In 1900 when Oscar Z. Smith had his Realty Company in Wichita, his headquarters was here in this hotel and he prominently displayed a full page image of the hotel in the front of his advertising book (financially supported by the Santa Fe Rail Road). If you officed here in 1900, you were indeed someone!! Guest rooms in 1900 rented for between $2.00 - $3.00 / day depending on the level of luxury. However if you were a prospective real estate buyer, Mr. Smith would kindly pick up your hotel tab and your livery expenses ("livery hire" as it was called was like what a taxi cab today. It was your horse and carriage that took you all about town to go and look at real estate).

 

Despite this photo and this place being built about 135 years ago it was much the same then as hotels are today (except for the bathroom situation - which were at the end of each hallway - not in each guest room). Wichita had electric lighting as early as 1885 and two power stations by 1887. While most welcomed the convenience of electricity, it wasn't without its misgivings... at night the lights attracted bugs and the great increase in bugs attracted spiders who built spider webs! And with the new electric lighting these spider webs could be seen at night! Such was a newspaper article about the pros and cons of electricity. It just attraced more spiders!

 

When built, this hotel was equipped with an elevator, electric lighting, hot and cold running water, an elegant full-service dining room serving first-class food, livery service (horses and carriages for rent), a messaging system to guest rooms, steam heat (via radiators), a gift shop that sold magazines, newspapers, candies, post cards and other souveniers and other services such as laundry and shoe shines.

If someone offered you a slice of the moon as a real estate investment would you buy? If you said yes, you are not alone.

 

Over two million people have staked their claim on a chunk of lunar property. Today, moon lots and other solar system properties are routinely sold over the Internet. You may be wondering if this is for real. You be the judge.

 

Back in 1980 Dennis Hope was out of work and broke. He thought to himself, “if only I owned some real estate.” He figured that if he owned land he could go to the bank and mortgage it. That would give him cash flow. Just then he peered up at the moon from his car window and thought, “Now there’s a lot of property!”

 

Hope remembered that in 1967 member countries of the United Nations ratified an international outer space treaty. The treaty addressed ownership and government exploitation of the moon and planets and states it is illegal for governments to own property in outer space.

 

Because the treaty did not address ownership of celestial bodies by individuals Hope believed he found a loophole. He drafted a “Declaration of Ownership” for the moon, the eight planets in our solar system and their moons and filed his notice in the local courthouse.

 

He also mailed notices to the United Nations, the U.S. government and the U.S.S.R. of his intent to plat, subdivide and sell property on the moon and planets. Hope never heard back from the governments or the U.N. so he proceeded with his plan.

 

In 1981 Hope started selling large tracts of land on the moon. Back then you could purchase a 1777.58 acre lunar tract for $10.00. In June of 1996, Hope established the “Lunar Embassy” and began selling moon lots over the Internet. Internet access caused sales to skyrocket.

 

Because of the high demand, Hope downsized the lots to 1 acre and listed them for $15.99 plus $1.16 lunar tax. The lunar tax is for processing the property claim. As of today 408.3 million moon acres have been sold to 2.2 million customers.

 

Hope says that some people purchase the property as a novelty, others as an investment. When you buy a lot you “own the property.” You have the legal right to sell, gift, lease or develop your land. Some owners of large tracts subdivide their property and sell individual lots on Ebay.

 

Who buys or owns lunar property? Romantics and visionaries from all walks of life including movie celebrities like Meg Ryan, Tom Hanks, William Shatner and Leonard Nimoy from Star Trek fame.

 

When you purchase a lot you receive a deed, lunar site map showing the approximate location of your property and other information about Hope and his offering. Your purchase is also recorded in a property database. If you sell or transfer your property you are requested to notify the Lunar Embassy so property records can be updated. You are also given a 30-day unconditional refund guarantee.

 

Hope was asked if he has ever been sued or challenged in court. He said no. However, a person claiming ownership of the sun threatened him with a lawsuit. The sun owner said Hope’s planets and moons were receiving energy and light from the sun without paying.

 

The alleged sun owner demanded that the Lunar Embassy pay $30 million for the energy radiating the moon and planets. Caught off guard, Hope needed a day or two to respond. When he did, he informed the sun owner that he would not pay for the services. Hope suggested that the sun owner turn off the light and heat!

 

Today, lunar lot sales remain brisk. Hope has expanded his operation internationally by authorizing Lunar “Ambassadors” to sell lots. With millions of landowners, Hope believes it is time to create a lunar government to protect the rights of property owners. A new lunar constitution is in the works. When completed the constitution will be posted on the Internet so lunar property owners can ratify it. Hope says he will then make application to establish the first “off world government.”

 

Some people strongly believe that Hope cannot sell the moon or other space properties. Several websites list opposing views. For example, an opposing commentary “Lunar Real Estate Buyer, Beware” can be found at at www.spacefuture.com.

 

Personally, I find it all rather amusing and worth the price of the lot. Who knows, if prices go up, and Lunar property becomes scarce, I'll list mine on eBay.

  

Any drop of space in Soho, be it a parking lot, a building, or a storefront, is potentially a huge money-maker for real estate buyers. Prices are ridiculously high, and owners can pretty much make a fortune. This corner building on the fringe of my neighborhood is one of the few remaining hold-outs. The buyer won’t sell, yet doesn’t live there, either, leaving it empty and unused. Good for him (or her)!!

Today's real estate buyers are always looking for vistas, long views on or from their property. But for hundreds of years of settlement in North America, what was highly coveted was fertile bottom land, where crops would grow, where water was prevalent, and where transportation was easiest.

This magazine is12" tall X 10.5" wide, cover photo dimensions are 10.75 x 10.25 so with a humble 6MP D70s I had to upsize - 110% Bicubic Smoother, 3 times.

 

I tweaked contrast and saturation a bit to give it that inky-oily quality I prefer with shots like this.

 

Sconces are a little blown but overall, I'm happy with this (basically a primary color-ish RGB shot) and the publisher wrote me that "..she hasn't been this excited about a cover shot for a long time.."

 

A little too much sky but this place is 16,000 sq ft wide man - there's another giant 24' high 2000 sq ft entry-way building you drive through and guest house to the right - attached as well - that looks over an interior auto courtyard housing a massive 6 bay garage, probably big enough for 10-12 cars

Photo c. 1897 of the elegant Carey Hotel in Wichita, KS, built in 1887. This second-empire style structure is still standing today (06/02/2010) and listed on the National Register of Historic Places. William Henry Sternberg (1832 - 1906) was one of two prime contractors to erect this building. He was responsible for all the doors, windows and interior finish carpentry. W.H. Sternberg built more commercial buildings such as this than any other contractor in the late 1800s... "probably twice as many as have been put by any other contractor in the city", Portrait And Biographical Album of Sedgwick County, Kan., Chapman Brothers 1888, pgs. 190 - 191. In addition to putting up more of the commercial buildings than anyone else he also designed and erected most of the large, upscale homes of the day, including homes for: C.N. Lewis, Albert. W. Oliver (Co-Owner, large flour mill), Aaron Katz (business merchant), Mark J. Oliver (Atty), Hiram Imboden (Co-Owner, large flour mill), M.W. Levy (bank president), Peter Getto (Capitalist), Reuben H. Roys (Atty), Finlay Ross (Mayor), William H. Whitman, Jacob Henry Aley (prominent merchant, boots & shoes), Robert E. Gutherie (Capitalist), J.R. Van Zandt (prominent busienssman), George Pratt (lumber baron), Charles W. Bitting, Alfred W. Bitting (prominent businessman), Judge James L. Dyer (Judge), Charles M Jones (Clothier), Dr. G. E. McAdams (Physician), Capt. Charles Smyth, Dr. J. H. Russell (Physician), Kos Harris (Atty), William Greiffenstein (Mayor), Russell Harding (a railroad superintendent), Ben Aldrich (Mayor & prominent businessman) and many others...

 

This hotel was purchased by the manager of it (Ben Eaton) in 1899 and has since been known as the Hotel Eaton. When Eaton acquired this, he modified the northeast corner and the east side (between the two arches) by removing the brick and limestone and installing large windows. See photostream for another photo of the Hotel Eaton with its large windows. In addition to being a hotel, this building also housed offices. For example this was the office location for the O.Z. Smith Realty Company. In 1900, hotel rates were $2.00 - $3.00 per day, but Smith's agency was advertising "All Hotel Bills paid and Free Livery Hire to all Prospective Buyers".

 

What appear to be chimney flues on this building are actually decorative tops to structural supports - made to look like chimney tops. The Balboa Pavilion in Newport Beach, Orange County, California, is a California Historical Landmark and a National Historic Place. Established on July 1, 1906, the Balboa Pavilion played a prominent role in the development of Newport Beach by attracting real estate buyers to an area formerly designated as "swamp and overflow" land.

The Balboa Pavilion is one of California's last surviving waterfront recreational pavilions from the turn of the century. The Pavilion continues to serve the public today as a marine recreational facility and is Newport Beach's most famous landmark, as well as its oldest standing building.

  

On September 20, 1905, the War Department in Washington D.C. granted a group of promoters, called the "Newport Bay Investment Company," permission to construct the Pavilion as a "boat-house, bath-house, and pavilion."

The promoters built the pavilion on the Newport Harbor side of the sand spit and its sister project, the Balboa Pier, on the adjacent ocean side of the sand spit, which is today called the Balboa Peninsula. These two structures were built to attract lot purchasers to this area of Newport Beach called Balboa.

  

Design

The pavilion was designed by Los Angeles freelance architect Fred R. Dorn, who would later go on to work as an associate of Stiles O. Clements of Morgan, Walls & Clements. On July 1, 1906, the 65-foot (20 m)-high Victorian style building was fully completed to coincide with the completion of the Pacific Electric Railway Red Car Line extension to central Balboa near the Balboa Pavilion on July 4, 1906, after only 10 days of construction.

  

Big Band era[edit]

The 1930s ushered in the Big Band era. On weekends the Pavilion featured such prominent bands as Count Basie, Benny Goodman, and the Dorsey Brothers. Phil Harris and his band played regularly on weekdays. The dance step called the "Balboa" originated at the Balboa Pavilion and swept across the United States.

The Pavilion had several upstairs and downstairs card rooms where patrons would gamble.

Until the later 1930s, the Pavilion offered speed boat rides. Two speedy 35-foot (11 m) boats would take off full speed from underneath the Balboa Pavilion with sirens blaring and race out of the bay and into the Pacific Ocean.

  

Post World War II

  

Right after World War II, Newport Harbor was the center of sport fishing activity in southern California with over 100 boats and 9 landings, one of which operated out of the Pavilion. Today, only two sport fishing landings with less than ten boats survive, one of which still operates out of the Balboa Pavilion.

In 1942, the Pavilion's owners leased the upstairs of the building to a gentleman who built and operated a ten-lane bowling alley. Pinsetters hand set the pins.

  

Decay

  

Because the Pavilion is anchored on a narrow strip of sandy waterfront, about 90% of the building was supported on wooden pilings, which extend over the bay. In 1947, the wooden pilings deteriorated, and the building began to collapse into the bay.

In 1947 or 1948, the Gronsky family purchased the deteriorated Balboa Pavilion at a very low price and replaced the deteriorating original wooden pilings with large, concrete pilings. The result was a newly fortified, element-resistant city landmark.

In the later 1940s and early 1950s the Balboa Pavilion housed a "Skil-O-Quiz" bingo parlor which gave prizes rather than cash. But bingo was deemed too wicked, was outlawed, and the sheriff closed the establishment down.

In 1954, Gronsky instituted a shell museum upstairs. The museum displayed over 2.5 million shells. Eventually, the shell fish collection was donated to Bowers Museum in Santa Ana.

In 1961, the Gronskys sold the Balboa Pavilion to Ducommun Realty Company of Los Angeles. Edmond G. "Alan" Ducommun's "mission" was to restore the building to its original 1906 look, and he generously invested an estimated one million dollars into the property. In 1963, Ducommun added 1500 lights to the buildings exterior which remain on the building today. These lights, along with the Cupula on top of the building, additionally serve as a navigation beacon for night boat travelers.

In 1969, Davey's Locker Inc., a sport fishing operation, purchased the Balboa Pavilion to provide a permanent terminal for the expansion of its Catalina Island passenger service. Its president, Phil Tozer, refurbished the building's interior to reflect the early 1900s architecture.

On May 20, 1980, the Balboa Pavilion Company branched off from Davey's Locker and took over ownership of the Pavilion.

In late November 2005, the Balboa Pavilion Company sold the Balboa Pavilion to the Gugasians.[1]
