A New York venture has paid nearly $126 million for the Civic Opera Building, with plans to spend tens of millions more renovating the 44-story West Loop landmark.
Tishman Speyer Properties L.P. sold the 915,000-square-foot building at 20 N. Wacker Drive for $125.8 million, or more than $137 a square foot, to an affiliate of Nanuet, N.Y.-based Berkley Properties LLC, according to Cook County property records.
The price represents a steep discount to the value that New York-based Tishman placed on the West Loop tower in 2007, when it bought the property as part of a $1.72 billion acquisition of a six-building downtown office portfolio. Property records show that the transaction valued the Civic Opera Building at $185 million.
