This is the DRAFT of a new plan presented to us on April 16. Generally, this plan would be moving the bulk of the development away from our neighborhood and also away from Barton Creek and would bring it closer to MoPac. Here are the most important features of this new plan:
(1) The four buildings still to be built (3, 4, 6, and 8) would be condensed into three (3, 4, 8). Building 6, which would be closest to Barton Hills, would be eliminated under this plan as well.
(2) Building 4 would be moved to the site of the currently approved building 3. Building 8 would stay more or less at the same spot. Building 3 would be moved between the site of new building 4 and building 8 (see map 3).
(3) The parking garages would be lower than in the original plan and would be concealed by the buildings so that the new garages probably would not be visible from our neighborhood.
(4) The tradeoff would be this: the floor space of the eliminated building 6 would be distributed among three buildings (3, 4, and 8). All three buildings would be higher than currently approved. Building 4 would have a height of 100 feet, the buildings 3 and 8 would have a height of 120 feet each.
(5) The new masterplan would reduce the impervious cover by 2 acres over the approved plan (as opposed to a reduction of 4 acres of the first proposal).
