Termites and termite swarmers were found in shelter tubes on support posts in interior of detached garage. Termite shelter tube staining was found on interior foundation walls in basement on house. Termite treatment required.

Nearly all copper pipes indicate defective material. Pipes are corroded though out with numerous leaks. Galvanized and cast iron drains are fair condition but recommended replacement and switch to PVC. As all plumbing needs to be replaced throughout house a switch to pvc at that time would be most cost effective.

9. Second Floor Bathroom$9,200
The second floor bathroom needs to be completely replaced. Upon entering the strong sewer smell is evidence of leaking toilet and backup. Mold is prevalent due to leaking shower pan and or missing P-trap. Possible subflooring replacements may be necessary. Since shower is odd sized and built to suite slant of roof, water issues are apparent throughout. Shower cannot be replaced without demolition of floor, wall and ceiling tiles that were used to construct the shower. Fixtures are all in need of replacement. Proper ventilation is required in such a confined space.
