Walking or biking to Carmine’s on Penn, The Spot, Starbucks’ Thai Basil, Pete’s Greek, Fontana Sushi, Swing Thai (+ too many Cherry Creek/6th Avenue/Broadway shops & restaurants to mention.) Our close proximity to the lightrail (the Alameda Station is a short 3 minute drive or bike ride from the house) allows us to easily go to Lodo/downtown for work, sporting events, museums, restaurants, shopping & events.

Having the best neighbors EVER

The 2 houses to the north are owned by 2 of the nicest, most generous & helpful families on the planet - one of whom has lived in their house over 30 years; the other is a young family.

Old house “peace of mind”

The 100 year-old ceramic sewer line was replaced 2 years ago ($10,000 cost.) and will last “another 100 years”, according to the company who replaced it. The roof was recently stripped down to the rafters and has just one new layer (code allows 2 more layers before having to re-roof.) The windows have been replaced with excellent double-pane windows (that open forward for easy cleaning of the exteriors from inside.) Despite these and multiple other upgrades & modernizations, we love that the house retains most of its fabulous original woodwork, 5-panel doors, hardware and overall footprint. And in renovating the 3 bathrooms, we have maintained the historic character of our 1905 house by using pedestal sinks, tile & other period-appropriate details whenever possible.

Entertaining & outdoor living

We LIVE in the back yard – we love our TREX deck and low maintenance yard (with a perfect mix of carefully designed courtyards, hardscapes, sun & shade zones (such as our vine-covered pergola.) There’s an automatic sprinkler system that we use only sparingly because we have replaced nearly everything with low-water plants. The house and gardens and large, raised vegetable garden to the south) allow us to live & entertain big on our urban property.

Steele Elementary School

Our neighborhood elementary school is one of the highest rated in the city. Steele's school garden & farmer’s market received national attention on NPR, their academics have been recognized as a “Blue Ribbon School” and their PTA has broken records for monumental fundraising efforts. Steele rocks.
